My brother Ruben and I are active developers. Not retired, not teaching from a portfolio we finished years ago. We have money in the ground right now. I handle the development and the financing side. Ruben the Builder runs construction, and he was on jobsites long before either of us owned a lot.
We did not learn this from a program. We learned it by getting the first one wrong and paying for it, then doing it again until the process was repeatable. When build costs move or a lender changes terms, we find out the same week you would, because it hits our own projects first.
